Experienced Building Managers will ensure the optimum operation of all plant and general facilities. During the course of corrective maintenance managers will ensure that a thorough investigation is carried out prior to the commencement of work. |

We will manage, maintain and provide all relevant administration, registers, records and databases. |

Constant review all contracts and scope of services to ensure the Owners Corporation will receive cost efficient services. |
 |
Provide a 24 hour, 7 day a week response to emergencies. |
 |
Attend scheduled executive committee meetings.

Weekly inspections all common areas, plant and equipment and address any issues efficiently. |
 |
Establish and maintain an asset register. |
 |
Establish and maintain a security register for all the keys, proximity cards and garage remote controls issued to residents.
This includes the:
• Collection of fees, which are charged on behalf of the owner’s corporation.
• Authorisation of and recoding of security keys and garage remote controls.
•Taking action to retrieve keys from residents to be recoded.

An annual audit of all keys issued, and take appropriate action to enhance security through the cancellation or recoding of keys. |

Maintain up-to-date drawings of plant, service and installation of equipment. |
 |
Supervise all contractors. |

Schedule and recommend to the Executive Committee, routine and preventative maintenance services, essential services and other statutory maintenance inspections and certificates. |

Assist with the follow up of defects or existing problems within the building or estate upon receiving a Defects Report.
This will be achieved through:
• Communicating with the builder or other contractors.
• Managing the status of defects’ repairs.
• Assisting the builder with access and general information.
• Documenting and reporting of further defects to the builder.

Make arrangements for and monitor all deliveries, including the:
• Installation and removal of lift protection covers.
• Administration and management of bookings for all move-ins.
• Inspection of common property with residents.

Liaise with residents and visitors on a daily basis. |
 |
Respond and investigate all maintenance failures and liaise with immediate contractors. |
 |
Keep a log of each maintenance carried out. |
 |
Certify/approve all sub-contractors invoices, issue to the Strata Manager for payment. |

Enforce By Laws. |
 |
Provide light handyman tasks and a proactive approach to any issues that may arise. |
 |
Provide reports which detail the performance of the development. |
 |
Provide grounds maintenance staff which include- maintenance person, cleaning, landscaping. |
 |
Provide 24 hour, 7 days a week professional concierge person. |
